There’s no one easy place to find pre-foreclosure homes for sale.

In Maricopa County, a home is generally considered a preforeclosure if the homeowner’s received a “Notice of Trustee’s Sale”. The Recorder’s Office makes these documents available online through their document search feature. The trouble is there are several hundred Notices filed daily and the list is simply sorted chronologically, not by ZIP code, region or price range. Not very useful.

There are a bunch of service companies that aggregate the data and sell it.

An alternative is to look through the MLS for homes specifically tagged with the data field “preforeclosure”. I’m happy to set up a search for you that will email you these homes as they hit the market. I’ll email you offline.

		<description>Great post Heather.  I&#039;ve had similar experiences with clients wanting lender owned properties. The better the condition of the property the more competition.  I&#039;ve seen some great lender owned properties sell for %15,000 over list price!</description>
