Pool Barrier Regulations in Arizona

in Buyer Help,Seller Help

I read another story this morning about another drowning in the Phoenix area.  It is absolutely heart wrenching to see stories like this all summer long.  And living here all my life (with the exception of one year while living in Sandpoint, ID), I’ve seen it every year for as long as I can remember.

Arizona SwimmerIt got me thinking about the pool barrier regulations in Arizona.  In any transaction, whether a pool is involved or not, we supply both our buyer and seller clients with a document titled “An Important Notice About Pool Safety”, and additionally, to our buyer clients, the Arizona Department of Real Estate’s Buyer’s Advisory.  Both of these documents provide the seller and the buyer with very important information regarding, among other things, pool barriers laws and regulations and the reasons that they are in place.  I’ve written about the Buyer’s Advisory Form in the past and feel that it is a critical document that my buyer clients review fully.

You can have all the disclosure forms in the world, and all the required barriers, but nothing takes the place of supervision. WATCH YOUR KIDS AROUND WATER!!

From my personal experience, when there are lots of people around, like a holiday or birthday party, everyone assumes someone else is “on duty”, and before you know it something bad can happen. You can’t be too careful when there’s young children and swimming pools…
